Still looking for a lender for older mobile homes in Florida (pre-1976). Typically $100,000 to $300,000 values with 70-80% LTV full doc loans. Land value ratios are high…any suggestions?

Howard, can you respond here? Greenpoint just shut down their retail division that entails financing “home only” transactions for dealers recently only. However, their wholesale division will still lend on manufactured homes as they involve DWMH on real property taxed and title thereof to my knowledge… Any insite guys?
You might try Liberty Mtg on the pre 76 mobiles. I have not done a deal with them yet but their guidelines look like they do some things on mobiles that no one else does anymore. Their guidelines do state 50/50 land to home values – sounds like it might work on some of the lower end props your looking at. Also the guidelines state mobiles must be built after 76 – Then the very next line states Pre 76′s must be completely remodeled and inspected by local engineer. So I wonder if they do them or not. And how do they determine if the homes have been “completely remodeled”?
